Commercial property we assess

A commercial EPC is needed when a non-domestic building is built, sold or let. We assess a wide range of property types, from a single shop unit to multi-floor offices.

  • Offices, from small suites to whole buildings.
  • Retail units and high-street shops.
  • Industrial units, workshops and warehouses.
  • Mixed-use buildings, such as shops with flats above.

Assessment levels 3, 4 and 5 in plain English

Non-domestic EPCs are produced at different levels depending on how complex the building and its services are. The level determines which accredited assessor can carry it out.

Level 3

Simpler buildings with basic heating, such as small shops and offices with standard radiators or simple air conditioning.

Level 4

Most larger buildings with more complex heating, cooling and ventilation systems, such as office blocks and larger retail units.

Level 5

The most complex buildings, often with advanced services or unusual designs, which need detailed dynamic modelling.

Commercial EPCs and MEES

The Minimum Energy Efficiency Standards (MEES) mean landlords of commercial property in England and Wales cannot let a building with an EPC rating below E unless a valid exemption is registered [VERIFY AGAINST GOV.UK]. Your EPC is the starting point for knowing where you stand, and our assessors can explain the recommendations in practical terms.

For more on minimum standards, exemptions and the register, see our MEES compliance page.

How commercial pricing works

Commercial EPCs are priced on the floor area and complexity of the building. To quote, we need the approximate floor area, the building use, and a short description of the heating and cooling. Send us these through the quote form and we will confirm a fixed price.

PropertyPrice (excl. VAT)
Up to 250 m²£[X]
250–1,000 m²£[X]
1,000 m² and aboveQuote

Final price confirmed after we know the floor area and building use.
