Built for how agencies actually work

When you manage dozens or hundreds of properties, EPCs become a logistics problem: tracking expiries, arranging access with tenants, and keeping landlords informed. Choice EPC is set up to take that off your desk.

Every property is booked with an accredited assessor who covers its postcode, with a real arrival window chosen from their live diary. No quote forms, no phone tag, no chasing.

Three ways to book

Book it yourself

Enter the property postcode, choose an assessor and arrival window, and pay online. Book a whole batch in one sitting, each with its own assessor and time.

Send the landlord a booking link

Where the landlord pays, send them a booking link for their property. They pick the assessor and arrival window and pay directly, and you can see it is done.

Invoice on account

Approved agencies can be invoiced monthly on account, with your own reference on every booking so certificates and invoices reconcile cleanly with your property list.

Bulk EPC booking for portfolios

For bulk EPC booking, send us your property list and we will schedule the assessments across the assessors covering each postcode. Tenants receive clear arrival windows, and you receive every certificate by email as it is lodged on the government register.

This works well for expiry batches, new instructions taken on without a valid EPC, and getting a portfolio ready ahead of changes to the minimum energy standards [VERIFY AGAINST GOV.UK].

  • One point of contact for the whole batch.
  • Each property matched to an assessor who covers its postcode.
  • Certificates emailed as they are lodged, with your reference attached.
  • Monthly account invoicing for approved agencies.

Keeping landlords compliant

Privately rented homes must have a valid EPC, given to tenants at the start of a tenancy, and must currently meet the minimum rating of E unless an exemption is registered [VERIFY AGAINST GOV.UK]. The government has proposed raising the minimum to C by 2030 [VERIFY AGAINST GOV.UK].

Knowing each property's current rating is the practical first step. Our assessors explain the recommendations in plain English, so you can give landlords a clear picture without overpromising a particular rating.

Prices for agents

Domestic prices are fixed by property size and shown before you book. All prices exclude VAT. Account terms are available for approved agencies.

How it works

  1. 1

    Get a quote or book

Domestic EPCs can be booked and paid online with your chosen assessor. Commercial, MEES and SAP work starts with a quick quote.

  2. 2

    We visit and assess

An accredited assessor visits, measures the property and records insulation, glazing, heating and lighting.

  3. 3

    Certificate lodged and emailed

Your EPC is lodged on the government register and emailed to you, with recommendations for improving it.

Frequently asked questions

Privately rented homes in England and Wales currently need an EPC rating of E or above to be let, unless a valid exemption is registered [VERIFY AGAINST GOV.UK]. The government has proposed raising the minimum to C by 2030; check gov.uk for the confirmed timetable before planning work [VERIFY AGAINST GOV.UK].

A rented property needs a valid EPC, which lasts 10 years. A new one is needed when the old one expires and the property is let to a new tenant, and many landlords renew after improvement works to show the better rating.

Yes. A valid EPC must be provided to tenants at the start of a tenancy, and local authorities can issue penalties for letting without one or for letting below the minimum standard without an exemption [VERIFY AGAINST GOV.UK].

A domestic EPC with Choice EPC costs £[X]–£[Y] excluding VAT. The price depends mainly on the size of the property: a studio flat sits at the lower end, and a large house with extensions at the upper end. You see the price before you book.

Book an accredited assessor, let them visit, and the certificate is lodged on the government register. With Choice EPC you enter your postcode, choose an assessor and arrival window, and pay online. The visit usually takes 30 to 60 minutes, and the certificate is emailed to you once it is lodged.
