When you need an EPC in London

An Energy Performance Certificate rates how energy efficient a property is, from A (most efficient) to G (least efficient), and lists practical ways to improve it. In London, as everywhere in England and Wales, you need a valid EPC in a few common situations.

Selling a home

A valid EPC must be available when a property is marketed for sale. Estate agents will usually ask for it before listing, so it is worth booking as soon as you decide to sell.

Letting a property

Landlords must give tenants a copy of a valid EPC at the start of a tenancy, and rented homes must meet the minimum energy standard unless an exemption is registered [VERIFY AGAINST GOV.UK].

New tenancies and renewals

An EPC lasts 10 years. If yours has expired and you are starting a new tenancy, you need a new one. Many London landlords renew a little early so the property can be re-let without delay.

What happens during the assessment

A domestic assessment in a London flat or house usually takes between 30 and 60 minutes. Larger houses, homes with several extensions and properties with more than one heating system can take a little longer.

The assessor measures each room and floor, and records the construction of the walls, roof and floors, the depth of any loft insulation, the type of glazing, the boiler and heating controls, hot water, lighting and any renewable technology such as solar panels. They take photos as evidence, which is required by the accreditation schemes.

In London flats, the assessor also needs to understand what sits above and below the flat, and whether heating is individual or communal. If you have paperwork for new windows, cavity wall insulation or a recent boiler, have it ready, as it can help the property be recorded accurately.

Once the visit is complete, the assessor produces the certificate and lodges it on the government register. You receive it by email, along with the recommendations report.

Frequently asked questions

A domestic EPC with Choice EPC costs £[X]–£[Y] excluding VAT. The price depends mainly on the size of the property: a studio flat sits at the lower end, and a large house with extensions at the upper end. You see the price before you book.

No. An EPC must be carried out by an accredited domestic or non-domestic energy assessor who is a member of a government-approved accreditation scheme. Being an electrician does not qualify someone to produce an EPC.

You can look up an existing EPC for free on the gov.uk register, but a new assessment is a paid service. If the property already has a valid certificate less than 10 years old, you may not need a new one.

An EPC is valid for 10 years from the date it is lodged. You can commission a new one sooner, for example after improvement works, and the most recent certificate is the one that counts.

Use the gov.uk "Find an energy certificate" service. Search by postcode to see any valid certificate, its rating, its expiry date and the recommendations it lists.
