What a domestic EPC is and when it is required

A domestic Energy Performance Certificate shows how energy efficient a home is on a scale from A to G, along with an estimate of running costs and a list of recommended improvements. It is produced by an accredited domestic energy assessor after a visit to the property, and lodged on the national register.

You need a valid EPC when you sell a home, when you let it to a new tenant, and when a new home is built. An EPC is valid for 10 years, so you may already have one; you can check on the gov.uk register before booking.

What sellers, landlords and homeowners each need

Sellers

Your estate agent needs a valid EPC to market the property. Booking early avoids delays to your listing, and the recommendations can be useful to buyers.

Landlords

You must provide tenants with a valid EPC, and the property must meet the minimum rating for lettings unless an exemption is registered [VERIFY AGAINST GOV.UK]. See our guide to EPCs for landlords for the detail.

Homeowners

Even if you are not selling or letting, an up-to-date EPC is a sensible way to see where your home loses energy and which improvements are likely to help most.

Domestic EPC prices by property size

Prices are fixed by size, shown before you book, and exclude VAT.

What the assessor looks at, and how to prepare

The assessor measures the property and records the walls, roof, floors, windows, heating, hot water, lighting and any renewable technology. They need access to every room, the loft hatch if there is one, and the boiler.

  • Clear access to the loft hatch and boiler cupboard.
  • Any paperwork for windows (FENSA or similar), cavity wall or loft insulation, and a new boiler.
  • Approximate build dates for extensions and loft conversions.
  • Details of solar panels, heat pumps or other renewable systems.

How it works

  1. 1

    Get a quote or book

Domestic EPCs can be booked and paid online with your chosen assessor. Commercial, MEES and SAP work starts with a quick quote.

  2. 2

    We visit and assess

An accredited assessor visits, measures the property and records insulation, glazing, heating and lighting.

  3. 3

    Certificate lodged and emailed

Your EPC is lodged on the government register and emailed to you, with recommendations for improving it.

Frequently asked questions

Book an accredited assessor, let them visit, and the certificate is lodged on the government register. With Choice EPC you enter your postcode, choose an assessor and arrival window, and pay online. The visit usually takes 30 to 60 minutes, and the certificate is emailed to you once it is lodged.

An EPC is valid for 10 years from the date it is lodged. You can commission a new one sooner, for example after improvement works, and the most recent certificate is the one that counts.

A domestic EPC with Choice EPC costs £[X]–£[Y] excluding VAT. The price depends mainly on the size of the property: a studio flat sits at the lower end, and a large house with extensions at the upper end. You see the price before you book.

You can look up an existing EPC for free on the gov.uk register, but a new assessment is a paid service. If the property already has a valid certificate less than 10 years old, you may not need a new one.
